TITLE:  Assistant Director of Buildings & Grounds/Building Operator

TYPE OF POSITION: Full-time (1.0), anticipated start 7/1/2024; salary commensurate with experience (range $34.02-$38.81/hour; annual equivalent $71,000 - $81,000)

LOCATION:  District, Hopkinton, Massachusetts

The Assistant Director of Buildings & Grounds/Building Operator oversees all district buildings, grounds, and installations, and the activities of related staff, on a regular basis to determine that high standards of workmanship, cleanliness, safety, and security are maintained.  The Assistant Director of Buildings & Grounds / Building Operator  reports to the Director of Buildings and Grounds and the Assistant Superintendent for Finance & Operations. 

 

QUALIFICATIONS:

  1. Bachelor’s degree, from an accredited college or university, and/or equivalent related experience in mechanical engineering, electrical engineering, industrial engineering, or smart building technology preferred, but not required;
  2. Knowledge of spreadsheet, word processing, facilities use, work order, maintenance and performance management software, as necessary for the efficient operation of custodial and maintenance services;
  3. Minimum of three years of advancing leadership or supervisory experience preferred;
  4. Licenses or Certifications necessary for the proper oversight of the operation may include Massachusetts Construction Supervisor license, Certified Energy Manager, Certified Facility Manager, Building Operator Certification (BOC), Building Systems Maintenance Certificate and/or or willingness to acquire such a license, as determined by the Director of Buildings & Grounds;
  5. Such alternatives to the above qualifications as the Director of Buildings & Grounds and/or the Assistant  Superintendent for Finance & Operations may find appropriate and in conformity with state and federal law.

 

DUTIES:

  1. Inspects all buildings and grounds frequently to determine that high quality, cleanliness, safety, mechanical systems, building envelopes, infrastructure, and security are maintained;
  2. Develops and monitors preventive maintenance schedules to mechanical systems and controls of all building and site systems.  Systems include HVAC, electrical, programmable lighting, photovoltaic systems, security system (cameras, partitioning, pass cards), fire protection, plumbing, PA/Intercom system, telephones, irrigation, auditorium lighting and sound operation;
  3. Generates work assignments, coordinates work to be performed, and produces work orders for such assignments. Assists with managing and overseeing hired contractors for facility and grounds needs;
  4. Maintains Building Management Systems for efficiency and energy savings through conservation measures;
  5. Assists in preparation and management of district capital plan and operating budget.  Develops trend logs, pivot charts and pie charts from data extracted from computerized systems to inform decisions;
  6. Supervises performance standards developed by the Director of Buildings & Grounds for all custodians and maintenance workers and provides monthly facility and personnel status reports to the Director. Assists the Director to evaluate Head Custodians and the Maintenance Supervisor, with input from building principals, and maintenance workers with input from the Maintenance Supervisor;
  7. Assists the Director in the planning for staff orientation, training and development, including health and safety;
  8. Maintains a coordinated inventory control program for all custodial/maintenance services and equipment.  Relays inventory needs and projections to the Director in a timely fashion;
  9. Other duties, as assigned.
